We provided full Design, Contract Administration and Project Management of the refurbishment of both the exterior and interior of this two storey period office building.  Our services involved liaison with the client, designing internal layouts to meet their needs, preparing drawings, plans for both Planning and building control, preparation of schedules of work, tendering documentation, contract documents, monitoring works on site, interim and final accounts. Pre and post contract meetings, site meetings liaison between client, design team and contractors, CDM services.

 

 

Extension and refurbishment of shop in Ballymena

 

Provision of full Design services to re-design the front elevation of this large shop unit in the centre of Ballymena to give a continuity of the shop corporate image.  Partially demolition of large stone building at side and designing new 3 storey building.  Internal re-design of areas, as well as providing both Fire Risk Assessments and DDA Access audits and implementing many of our recommendation.  A new three storey extension is currently in the planning stages.

 

 

Large Belfast City Centre Office

 

Schedule of Condition and Dilapidations.

Preparation of Schedule of Condition plus advising on potential future Dilapidations for a client who was taking on an assignment of a Lease.

 

 

 

Residential Extension to house in Whiteabbey

 

Following on from our Structural Survey and report, our client's commissioned us to provide them with an extension to provide two bedrooms, sun lounge, utility area and patio areas.  We provided our clients with our full Design services, preparing all Planning drawings, Building Control submissions, Tender documents, tendering scheme, Contract Administration, monitoring works on site, Project Management.  A project taken from conception to completion stage.

 

 

 

Three storey office/shop in Belfast

 

Full Design services for the partial demolition and re-development of three storey office/shop.  We prepared Planning drawings, obtained planning permission.  Prepared full working drawings, submitted Building Control application, obtained Building Control approval, prepared tender documentation, tendered out to contractors, monitored works on site, interim and final accounts. 

 

 

 

Large Apartment development, Belfast

 

This project was re-development of a brown field site to provide two storeys of office accommodation with four storeys of apartments above.  The project consisted of two separate buildings with inner car parking area.  Our involvement was to act as Project Manager/co-ordinator liaising between the client, Architect and contractors.

 

 

 

 

New build individual buildings

 

Services provided were consultation with client on their needs, measurement of the sites, providing design drawings, submission to planning authorities, obtaining Full Planning, submission to Building control and obtaining Building Control approvals and providing SAP calculations, monitoring the works and signing off a construction stages for funding institutions requirements.

 

 

Fire damaged residential house

 

Services provided were liaison with Insurance Loss Assessors and agreeing the loss and works required.  In this instance it was practicable to fully demolish the house and provide new build.  We obtained Planning permission and Building Control approvals, full Contract Administration, Tendering documents, full drawings and specifications, Contract Site Administration, interim and final accounts to full reinstatement of the house.

 

 

Adaptation scheme for disabled persons

 

 

We were requested to adapt and alter a two storey end terrace dwelling to meet the needs of a person with disabilities.  We prepared design schemes, full drawings for both Planning and Building Control submissions, obtaining statutory approvals, Tender document, Contract Administration and Project Management services including Structural and M&E services.

 

We provided our full services to take this project from conception to completion and handover to client to meet their needs and requirements.

 

 

 

Listed Historic Church in Kilmore

 

Initially we inspected this building and provided the client with a report on the structural and general condition as well as costing's for repair and renewal.  The client gave the go ahead for full Refurbishment based upon our recommendations and with assistance from the Lottery Heritage we provide a full Design and Contract Administration service.  Providing all drawings, liaison with Heritage services, Tendering project, monitoring the works, interim and final valuations and planned maintenance.

 

 

 

Shop unit in Bangor

 

We were commissioned to design a two storey extension to this existing three storey retail shop in a busy town location.  We prepared full set of Planning and Building Control drawings, obtained approvals, prepared all Tender documentation, Tendered out scheme, provided Contract Administration and Project Management services.  At the same time we were involving in Coordinating this scheme with the shop fitting project.

Our services were to produce a Schedule of Dilapidations for this building on behalf of the Landlord to be served upon the Tenants in order that the make good and repair the building in accordance with the terms of their lease.  To liaise with the tenants professional advisors as required to agree on the repair works to be carried out.

We acted as Employers Representative in this Design & Building scheme, liaison between the Employer (Client) and the contractor, monitoring works on site and ensuring all our clients requirements were reached to best ensure that the project was delivered to our Client within the agreed timescales and budgets.

Initial inspections and undertaking measurement survey to provide CAD drawings as part of the re-development of this building and site into housing and apartment project.

Refurbishment of upper floors, eradication of Dry & Wet rot, refurbishment of toilets.
