Schedules of Condition


A detailed knowledge of the condition of a property is vital before entering into a leasehold agreement. A Schedule of Condition should be commissioned before the signing of a lease, in order to determine the condition of the building so that any existing defects and repairing liabilities

are identified prior to any commitment being made.


It is essential that the condition at the commencement of the lease is fully recorded in sufficient detail so that the tenant can be protected against dilapidation’s claim at the end of the lease.

Enforcement of repairing covenants during, and, at the termination of a lease frequently results in landlord/tenant disputes/Enforcement over dilapidation's.
